How Does Your Furnished rental property management service work

Airbnb property management involves managing short-term rental properties listed on platforms like Airbnb and VRBO. Likewise, we list on more than 40 sites that specialize in specific industries, travel, and real estate. Unlike traditional property management, which typically focuses on real estate site alone and involves long-term leases, our property management focuses on maximizing short-term  and mid-term bookings and guest experiences.

100% of our homes are available for stays of 30-days or more. Depending on your local city ordinances or HOA rules we may be able to host stays for less than that. During the evaluation process, we’ll dig into the details and find out what’s possible.

As your dedicated short and mid-term rental property manager we’ll handle all aspects of the rental process, including design, property listing creation and optimization, guest communication, bookings, cleaning, maintenance, and optimizing pricing to maximize revenue.

At the start of our engagement we’ll conduct an initial assessment to determine the property’s potential as a short-term rental based on factors like location, local regulations, demand, and the property’s amenities and condition. 

Some of our homes are indeed pet friendly. To ensure we give fury friends the best experience possible, we screen each pet before accepting the reservation. If they fall within our guidelines, the owner must agree to a stringent list of rules and pay an additional  daily fee. And of course our cleaners have a special checklist dedicated to pet clean up. 

All of our properties are professionally equipped monitored 24/7 by Vivint Home Security. We also use NoiseAware to monitor noise levels. And recommend Proper Insurance for the best vacation rental coverage available in the industry. Most importantly, every single guests goes through a vetting process and mini-background check so that we know exactly who is coming into your property.

While we’re always available through phone, text, and email, there are two additional communication channels that our clients love. 

Once we launch you’ll have your own dedicated internal chat channel with access to the Continuum Homes team 24/7. No question is too little or too large. 

Plus, you’ll have constant access to a real time dashboard that allows you to see reservations happening each month and the revenue you can expect with each payout.

We leverage a combination of factors, including seasonal demand, local events, comparable listings, and market trends to set competitive rental rates that attract guests while ensuring optimal income for the property owner according to their goals and expenses. Plus prices are updated no less than once per day to ensure we’re remaining as competitive as possible.

We arrange regular cleaning and laundry after every checkout. Plus we’ll keep the essentials stocked. And we’ll even schedule maintenance when needed to keep the property in top condition. Our goal is so that you don’t have to lift a finger.

Each client gets dedicated access to an owner dashboard that tracks performance in real time of each property. You’ll know how many reservations we’ve received, how much the property generated in revenue, the expenses, and your share in real-time.
